Maybe it’s the heat, but I keep looking at this development and I am starting to not mind it???

Nice to see the laneway open again. Looks like the second floor of the heritage houses is the weight room/gym amenity space.

These buildings are like the comic sans of fonts. There’s just something a little off about them but I can’t stop looking either.

What would the grid look like here if the east west cross street in the middle used the CN Tower as the view terminus from the corner of commissioners and Villiers Park st? Might be neat to have the street at an angle like that.

Not all is terrible, from a tv watching experience. The outfield changes along the foul lines look great and make the field appear much cozier.

Not a fan of the seating behind home plate as a viewer at home on TV. The back wall make it look like I am watching the zoom fans that the NBA had during its pandemic season. Very weird to me.

Is the symmetry going to even be noticeable with people in the stands though? Does it change the experience of the game? As a fan sitting in the stands this looks to be a much better experience. I guess I’ll see how I feel in a couple weeks.

I appreciate that update and analysis @Northern Light. In any case, having enough units and sizeable population to keep things walkable should be a goal here. Having a good sized full service grocery store and a big enough population here will ensure that it remains livable.

Yes, along those lines. ~45,000 sq ft like the Metro on Church and Front. IIRC Maple Leaf Gardens Loblaws is about 85,000 sq ft.

This may be wrong, but it was my understanding that a local population of 20,000-25,000 is needed to sustain a grocery store. That should be a goal of Villiers here IMO. 8500-9000 units seems like it may not make this threshold.

The design of the leaves here kind of feels like ascii art, and for that reason is kind of hilarious and I don’t mind it.
