    I think we are beyond the point of return regarding gentrification of flemo and Thorncliffe, it is a forgone conclusion once Eglinton LRT and Ontario Line are in operations these areas wont house many of the people that are there today. This is just reality unfortunately.

    Future towns / condos are on hold so probably 15 years construction site. I wonder if they want to flip the townhome how much $ they will have to lose? Probably resale at 1.1mil?

    Townhomes gonna take major hit... Cheapest ones were 1.5 Million plus developmental fees, closing costs, furniture etc... 20% down = 1.25 million mortgage. At 5.5% fixed rate for 5 years would be close to $7500. Plus maintenance, utilities, property tax, home insurance. $8500 a month is insane...
