Lets' connect... as long as I am not conflicted on it I'd love to see where I could assist.

I would love to take this hearing on against the residents for the pure sport of it.

No doubt about the carrying cost, but I was under the impression the lands are actually NOT subject to Section 42 parkland as they were specifically exempted under the City's parkland by-law. Now whether Bill 23 changes that I am not too sure, but the relevant sections of the Decision are below...

Very interesting, wonder if it will open the door for the site to be subject to parkland dedication.

Yup, I've been on the receiving end of similar comments, and they're becoming more frequent.

Admittedly I felt a bit bad after writing my comment, as I was reading a particularly set of inane UD comments at the time and shaking my head. Unfortunately this is the reality right now, there is simply little benefit to meaningful engagement with Staff or the process. And you are right, one...

Beyond accurate. There's little point these days to engaging, wait out the clock and appeal, then make a Settlement Offer. Pathetic that this is what it has come to with Staff, but it's gotten way out of hand.

    Toronto | 101 Victoria Street West (Whitby) | ?m | 12s | Mobco | ABA

I agree, though Whitby does have really challenging soil conditions and a high water table so I get why we often see it there specifically. It's especially bad in the Downtown though I'm not sure what the waterfront area is like here. I know it was an issue on some of the projects farther south.

I’d also like to see some sort of benefit or acknowledgment for pursuing a high order of design from the City. To be fair to some developers, there is not really much benefit to doing so. You won’t have that much faster or easier if a process, the vocal members of the community will likely...

I think for me the massing is OK (personally, I would push the podium down more, and pop up the height on the tower, which would help with shadows) but not great. It's the complete lack of even trying to appear to try to create something that might contribute to the neighbourhood with this one...

A spandrel palace fit for the King of Woodbridge!

This is an absolutely wild proposal.

KW has made big strides on massing and intensificaiton, but the materials being used are garbage. Walking along Philip Street is like a stucco sample showroom.

I think it's fair though as the Site Plan drawings showed those areas as natural stone or limestone iirc.

Love it. We need more weird in this City.

Agreed, lots of applications taking this approach to deal with the current staff position.

Great spot for something even a bit bigger, but I'll take it!

In todays NRU- the appeal filed by the residents has been dismissed.

Absolutely. In general we should be moving towards less billboard signage and outdoor advertising, not encouraging it to spread outside of the Yonge-Dundas containment zone.

Looking forward to the ensuing meltdowns, and subsequent approval.
