    Toronto | 260 Adelaide West | 196.8m | 61s | CentreCourt | Sweeny &Co

Oh I know, i was just being lazy and trying to fit two properties in one post/inspection. Freed's site includes the former Croc Rock.

In those photos above of the 'undercarriage' (my term) of that overhung part, it sure looks like there are heating coils for a heated floor there. Anyone in the know feel free to correct me if that's not right.

This is approved actually, so I went by this property as well as Freed's property across the street to inspect. In both cases tenants are still present, except for Crocodile Rock, which it turns out closed in March due to the pandemic. I didn't realize that, I thought it closed due to...

    Toronto | Bathurst Quay Revitalization | ?m | ?s | City of Toronto | Kearns Mancini

Wow, this all looks so great. I am really late to this project, but I think more importantly most Torontonians have no idea this is happening and it just looks so so promising!

Nice, are they going to use indentured servitude and poop trucks too? Might as well go full on Dubai. Everytime I hear Dubai in a sentence, I cringe.

Toronto | College Park Revitalization with Barbara Ann Scott Skate Trail | ?m | ?s | City of Toronto | RAW Design

Makes total sense, parkettes vs real parks essentially. I grew up near Sherwood park, that is a wonderful park that feels like it has it all, but also has the space to have it all. Most of these new small parklands created from parkland dedication via developments, too often feel piecemeal to...

Do they not consider desire lines during the design process? This park is sad, but I do like that so many people appear to be sitting in it and using it in these photos.

    Zoning Reform Ideas

Perhaps I am missing some of the details, but one thing that was clear to me, is that there doesn't appear to be anything in the bill to really incentivize development over holding, both for underutilized sites without re-zoning in place, as well as sites which have been rezoned and are not...

    Toronto | Forma | 308m | 84s | Great Gulf | Gehry Partners

Sales now at 60 units left out of 864 according to Altus Data Studio. Photo for emphasis below and show how quickly this could sell in totality. Then again, with condo sales being a bit weak at the moment, we might have to wait a bit longer for the west tower.

    Toronto | Love Park | 3m | 1s | City of Toronto

Can the city just sign on Cormier to do like, all of our parks? I would gladly pay more taxes for that. Really sharp work as always.

    Toronto | Grand Hotel Redevelopment | 153.95m | 49s | Amexon | Core Architects

Grand Hotel Condos is the very original marketing name, according to Altus Data Studio. I would also mention they are still looking at 45 storeys on that site.

Well. I’ve been waiting for this for four years since debating the highest and best use with Metros reps who were claiming it had no better use than the grocery. This density is a bit higher than we predicted though even then, although we were being conservative in our estimates. At the time...

    Toronto | 18 Elm | 134.09m | 39s | Westerkirk Capital | BDP Quadrangle

Exactly, which is why I was saying in the end just leaving the improvements in situ is likely best. I guess it’s a non issue if this is an up zone exercise, at least for now.

    Toronto | CIBC SQUARE | 241.39m | 50s | Hines | WilkinsonEyre

That's neat, a ride on concrete smoothing machine? I haven't seen that before.

    Toronto | 18 Elm | 134.09m | 39s | Westerkirk Capital | BDP Quadrangle

You could move this back somewhat, (5m for instance) and maintain the floor plate size as is. Less dramatic along Elm, but more appropriate. That would go against planning policy on setbacks but perhaps in this case an exception could be made. Then everyone would want that exception though...

    Toronto | 400 Front Street | 195.75m | 59s | State Building Group | Kirkor Architects

I agree, it seemed oddly near to have not heard anything. I hope I’m right, but I was skeptical as well. That said, it was listed as “coming soon”, but as I mentioned in another thread, they also have “coming soon” for projects commencing in almost a year from now, in mid 2023.

I read on Altus Data Studio that sales should start on these units on Oct 15th. Not sure if that's entirely accurate, so take that with a grain of salt. (Or maybe a small pinch?) It did seem quite specific though.
