    It is incredibly dumb that they are not incorporating the library into one of the taller buildings and then building a taller building there. Otherwise, this is working for me.

    This is cool but I wish the tower was taller in exchange for retail continuing along Bayview. Seems weird to abruptly stop the retail and have townhouses there.

    If University Ave had all the north-south traffic on the west side, they could put the entrance where the east side road currently is and create a grand entrance to a new linear park north of there and leave Osgoode alone. I don’t see the problem with this current entrance here though. It...

    Interesting. I wonder if existing buildings also need renovation work. As such, UofT would be better situated financially to do so considering it has bigger pockets. With the proceeds from the purchase Knox College would be able to create endowment to be self sustaining in perpetuity.

    The streetscape along Bloor here is horrendous. These planters jut into the space and two people can not walk side by side. Tear out and re-do time already.

    I am pretty sure the lighting is designed with safety and accessibility in mind. There will be excess lighting, and this is fine in my opinion.

    I’m well aware of all those issues @Northern Light , it is simply that the conditions designed by the city’s zoning that you described I think are wrong, and so I will continue to comment to move the Overton Window.

    Also, they should build this site with a new library in the base, and then go ahead and redevelop the library across the street as another high rise.

    Love the potential here. A building location at the intersection of two subway lines? This should be 40s as of right. Can we get 400 affordable units here? Why not.
