The third site from the city's study with Smart Density. Dev app page: 628 units, 2 x 33 storeys and 0.6 parking ratio.

"The amendment would facilitate future highest and best use development and is based on a concept comprised of 628 units within two 33-storey residential towers sharing a 3-storey mixed use podium building. On the east side of the 3-storey podium, there are twelve 2-storey townhome-style units that overlook John Edwin Coupe Park. Retail frontage is provided along the ground floor along Clapperton and McDonald Streets. 395 parking spaces are provided in one level of underground parking and 3 levels of above-grade structured parking, screened with commercial and residential uses."

Also kicking around for sale.

Would love to see this built. Increasing density further north of downtown would bring some well needed foot traffic to these areas.

Latest update courtesy of UT:

This is now Cortel.

Revised stats:

706 market and 176 affordable rental units. Of those, 630 are one-bedrooms and 252 are two-bedrooms (133 accessible units)
110 units per elevator
458 car parking spaces

Planned for completion by 2030.

".... total of 882 rental units are proposed, including 706 market units and 176 affordable units..."

On a former City-owned surface parking-lot site. 💚

...adding to the watch-list.
