New to the AIC is this application to develop 9 townhomes on the site for a former gas station at the south east corner of Avenue Rd and Chapman Crescent.

Interesting note: In the pre-application meeting Parks requested an on-site parkland dedication of 176m2 That, of course, is insanely tiny, but in Parks defense, this site abuts The Beltline, which they were looking to give more prominence to here.

That number, however, is greater than 10% of the gross site area.

The plans would suggest that the developer has declined.

My read is that such a dedication would remove, at minimum 2, if not 3 of the townhomes, with a likely value in the 10M range.

Though, a well designed park at the south lip of the remaining property would likely have netted some recovery in sales price.

I get Parks thought process here, but not sure the value for money was there for such a small space.

The Wenglelian Forest Hill archetypical design and fairly restraint density should keep the dear locals relatively at bay in these neck of the woods.

Agreed re park. In addition to the Belt Line, Oriole Park is only a short block to the east.
 
Very charming looking concept.

I can see Wengle is likely inspired by 2 Ava Crescent .
