It is GRAND. the size of that clock tower complex is crazy. i stood in front of it looked up at it and i had goosebumps.
There certainly are people who would much rather live in downtown Toronto, in a skyscraper, with a nice southern view of the lake, than in a suburban SFH, but 400-500 sq. ft. is barely enough room for one person, much less two or more people, and unrealistic PSFs must come down for this to have a chance. The HST waiver on new housing might bring the market back to life.There aren't 2400 people or families who want this kind of thing, regardless of the unit sizes. Bar none. Especially when someone who has a family can get a full house in Toronto for cheaper. The investor market fueled a lot of building starts [and hyperinflated PSFs which wont be coming down] and now that that's [rightly] evaporated, this kind of thing won't be happening for many, many years.
There are some but it's a very small pool and, as you note, they're not paying the PSFs required to get this thing built. The recent HST and DC measures might help a bit, but they're not jump starting anything in the high-rise Toronto market.
