This pretty much confirms redevelopment is not part of the new owner’s long term plans. Moving Sleep Country out that quickly for a new user is typically a tell. Reads like a long-long-long term hold.
Sure but the perplexing issue is that $35M is an extreme amount of money to deploy for a small retail asset. Generation has tons of money, sure, but this is kinda silly (or there's just more we don't yet know).

certainly something going on in the background at that number. this wasn't a pure retail play... but it shows that that they will sit on this for a very long time

The name on the hoarding is Absolutely Fabrics

Founded in Toronto in 2023, Absolutely Fabrics is a designer and vintage clothing store + studio and event space. We seek out distinctive designers, stock a variety of highly curated designer vintage, and function as an inspiring space for community events and photoshoots.

Kaelen Haworth launched her eponymous fashion line at age 24, fresh out of New York’s Parsons School of Design, and started showing collections at New York Fashion Week. In 2017, she pivoted to start a size-inclusive label called Second Sight. But the design world can be tough on smaller brands, so after she and her husband, Simon, moved home to Toronto with their two sons in late 2020, she decided to focus on curating and styling. In the fall of 2023, Haworth launched her Queen West boutique, Absolutely Fabrics, where she showcases edited collections of daring looks, mostly from sought-after smaller brands that are hard to find in Canada. “I want to be that place of discovery,” she says. “I look for pieces that are special and exciting.” Her bold aesthetic also translates to her midtown home, which she transformed into a traditional yet relaxed oasis.

Kaelen Haworth is not afraid to lead with her emotions. The designer, creative director and founder of Toronto boutique Absolutely Fabrics lets feelings guide her fashion choices, and she wants others to do the same.

“There’s no structure, just vibes,” she half-jokes about stocking her cult-favourite Queen Street store, which carries a curated mix of hard-to-find vintage (think ’90s-era Mugler) and new designer drops (including crystal-embellished Simone Rocha heels). Beyond factors like budget and bandwidth, sourcing items for the store comes down to something a bit more intangible. “It’s just what makes me super excited,” she says. “For so long, I was like, ‘Well, take yourself out of it.’ But I can’t. I need to make sure it’s something I would spend money on.”
