Kudos to @AlexBozikovic for posting the 2017 environmental assessment on Bluesky. The height restrictions, if they still stand nine years later, don't appear as restrictive as I was expecting. However, it would likely involve some rearranging of the proposed towers.

I agree with the Kudos.

But...............those numbers are too high.

While I'm at it, let me blow that image up as it pertains to this area:

Funny thing is, last couple days there’s been this viral tweet thing that asks where the meanest place/people in Toronto are. And the two top places I saw were The Well and the “island” of Liberty Village and my first thought was, well yeah- build an overpopulated, incredibly dense, isolated community and that’ll happen I guess.

Wish I could fast forward 20yrs and see how this turns out. Maybe they build right between Don Roadway and Leslie, the whole Canadian Tire Plaza becomes a vibrant community hub of sorts. The Porsche dealership cafe somehow becomes a neighbourhood hangout. I dunno.

An island is built to be an enclave. Maybe once they realign the DVP/Gardiner and get those towers up on the north side of Keating they’ll put up a bunch more pedestrian bridges

We also can't ignore the issue of the Portlands Energy Centre, where development in the area could be limited to just 35 storeys due to the emissions concerns.

Toronto city staff, city councillors and Mayor Olivia Chow have said they haven’t seen any plan yet, and don’t yet know what the wide-ranging impacts could be; they might include lower building heights, fewer affordable units, and new noise, pollution and safety issues.
The most recent available draft version of the Ookwemin Minising plan, from October 2025, has 34 buildings taller than 18 storeys, with 16 ranging between 32 and 46 storeys in height.
The Toronto Port Authority’s plan, which could include introducing a jet like Porter’s Embraer E195-E2, would likely cover any needed changes to building heights in the surrounding area, and then would be submitted to Transport Canada and civil air navigation service NAV Canada for assessment.

As I've said elsewhere, unless they plan to shift the flightpath north for some reason or implement even more stringent requirements than what Pearson has in place, Ookwemin Minising is likely not going to be effected, with impacts limited to south of Commissioners.

This is not correct.

I have clearly stated that there is an impact, and that's already been seen.

How so? Because the airport zoning regs in place would need to change substantially in order to impact Ookwemin Minising, at least strictly in terms of built form envelope. Things like noise impacts, etc. may be different. If I'm wrong I'd love to understand how. As it stands right now, the airport zoning (or the airport zoning from Pearson placed on Billy Bishop) would have the edge of the approach surface south of Commissioners.
 
Shut the whole thing down, it’s too pretty not to have endless drone footage. Make the whole waterfront a drone zone (might need to check copyright from the front row of leafs games for that name)

So does this not affect any build potential? Is it along previously planned streets?

Go look at the LOOOONG thread on this project - provision has been made for tracks on east side of Cherry (where there is also a bridge) and the south side of Commissioners. The (temporary) looping will be via Munition and Villiers or on totally new streets there.
