CreateTO and the City of Toronto will be hosting a Community Meeting to share information and answer questions about the proposed development concept for this site.

Elevators: Building B - 301 units - 3 elevators or 1 per 100 units. ; Building A - 81 supportive units, 2 elevators or 1 per 40 units.

Comment: IF they deliver that version of the exterior for the heritage restoration, including those windows, I will be quite impressed. As they don't render it, I'm uncertain about the reconstruction chimney, inside the building, I lean towards this being an unnecessary cost. as I don't know that it makes sense as a standalone, and non-functional item.

The chimney is visible in the first and second render. It’s obscured by the glazing. It’s definitely a nice to have, maybe they are keeping it for rental value. A cafe or restaurant with a giant chimney inside is a great marketing opportunity and would make for a pretty interesting space.

I have to say, retaining it behind one of the modern walls/glazing would seem to decontextualize it.

They also don't show this space as being retail, so I was assuming it would be lobby/amenity.

The first image has cafe tables outside, so I assumed retail. I didn’t look at the plans.

I think it might be too early to say if it’s decontextualized. A zoning submission is usually just defining building envelopes and intent of preservation, not architecture. There are likely ways to improve the final reading to make that history read.

I’m just glad it’s not pure façadism.

Yes, for my sins — I attended last-weeks’ meeting about this site in-person at Fort York…

First time that we have seen the City's updated numbers for their definition and dollar-values of new build - "Affordable Housing" rents in 2026. The dollar-values are updated every year based on Federal household-income data within the City of Toronto.
