Minor Variance for Building F1 with the following requests
• Bicycle Parking Location – A minor variance is requested to permit long-term bicycle parking to be located at the P2 before at least 50% of the P1 level is occupied by bicycle parking.
• Permitted Encroachments – A minor variance is requested to permit encroachments of the proposed thicker insulation and cladding to improve the thermal performance of the building envelope to achieve higher sustainability objectives
• Definition of Gross Construction Area – A minor variance is requested to exclude the cladding noted above from the definition of gross construction area (GCA)
• Required Amenity Space – A variance is requested to re-instate the provisions for amenity space from City-Wide Zoning By-Law 569-2013

All necessary permits have been applied for and remain pending. NOAC has not been issued -- 3rd resubmission of the SPA is imminent

This hints at some modest advancement; but the shoring/foundation permits do not show evidence of recent work with last comments in February/March '25.

Funny because this was being pushed pretty hard on the inside a couple years ago, and was a priority per se.

So if this one is stalling, definitely dont expect any movement from Bloor/Dundas West anytime soon. And definitely dont expect to see Yonge + St.Clair move either.

On that last one, there are a number of balls in the air for multiple players...... I'm sure a stall/delay can be worked out...........and given the deterioration of architectural quality, I wouldn't object........still.......

SPA resubmission with minor stat changes and a letter included verifying that "Daniels is no longer involved in Block F activities". Additional revisions can be read in the cover letter.

The alteration permits are for localized concrete repairs in the underground parking garage and a retail space conversion into a Chipotle restaurant 🌯

What's the likeliest thing to happen of the following?
- Choice actually builds this
- a Hugo Boss store on Eglinton East, in Scarborough
- 2nd coming of Jesus, in Ionview

Kidding aside, $23m spent to date on this site by Choice (includes land assembly + dev planning costs). Via - https://www.choicereit.ca/wp-conten..._content=a57a555a-4e02-4718-a223-bdde702e7d57

For comparison purposes from about a year ago, you can see in this thread - https://urbantoronto.ca/forum/threa...roperties-hariri-pontarini.27293/post-2160925

Big jump in spending on Golden Mile - looks to be their biggest increase. Followed by Grosvenor/Grenville
