I initially didn’t think this was that bad of a building until I realized that the wide part of the building is facing College Street.
It’s a very skinny site, so fitting retail could be a challenge. If this is developed by a non-profit organization housing and supporting the developmentally-challenged, maybe integrating a small retail space that will employ them would be ideal and commendable.
The blank wall portion with a couple of service doors at grade fronting College St is very unfortunate, and a blank canvas for graffiti.
Having the building setback on the west side relates to the condo building across Rusholme, but other than that it’s a huge tall slab with very little articulation and consideration to the 3-storey buildings to the east that line College St.
The terracotta-toned metal and wood slatted cladding on the first two floors is a nice warm addition to the corrugated metal cladding above which I have a fear will look awful and cheap in its execution.
I understand it is an affordable rental units for the developmentally-challenged, but why make it so small and poorly designed? There is barely any living room space (other than the accessible unit on the east side), and feels more like a place for the homeless or student dorms (which has amenity spaces to make up for it).
