“The current market conditions do not support the traditional revitalization model previously envisioned,” TCHC chief development officer Yves Cheung wrote in the report. It outlined a revamped plan, which will see TCHC proceed alone on the first block of phrase two — a 157-unit rental midrise for seniors — in line with city hall’s fledgling “public builder” approach.

Very poor public realm design, buffering building faces from the sidewalk with planters instead of buffering the sidewalk from the vehicle r.o.w with planters is exactly the opposite of what should be done.

Similarly, "parkettes" primarily made up of useless, unfenced patches of grass and almost wholly devoid of seating are near universally vacant at all times, with grass turning to dirt as dogs inundated it with pee and poor maintenance from our hopelessly incompetent parks department leaving any planting that does exist desolate within a few months.

As for the massive chunk of parkland, are we building an urban neighbourhood with the requisite density to achieve vitality or a nature preserve? TCH per usual doesn't have a clue as to what makes a neighbourhood desirable (hint: not big empty fields that will be windswept and gray 80% of the year).
