The problem with living along this stretch is that while there will virtually always be a bus on the road in front of where you live, you won't be allowed to board 95% of them if you are trying to go eastbound to Kipling Station because they are mostly MiWay buses, and MiWay/TTC does not allow you to board and get off within Toronto.
If you check the Miway schedule, you'll see that Miway local routes 1, 11, 20, 35, and 70 all stop along this stretch of Dundas inside Toronto city limits. Miway express routes 101, 108, 109, and 126 also stop at the corner of the East Mall and Dundas.

The stops in the city limits (going east to Kipling) only allow passengers to get off (or get on when going west) . You are not allowed to board and then get off a MiWay bus, both within Toronto city limits, the only exception being for MiWay Route 26 which does not come in along Dundas but rather Burnhamthorpe. On top of that, of the TTC buses that serve the stretch, a good percentage of them are express and only stop at a few spots, although they are walkable from this location.

The point I was trying to make is that while it may look like a very transit friendly location based on how many busses are always along Dundas, you can only get on a a few of the routes.

My apologies, I mistakenly thought they had fixed that issue.
 
This is an amazing location for transit, both current as-is and in the future. All TTC busses drop-off and pickup and all Mississauga busses pick-up going westbound which is directly in front of this property. Across the street, all Mississauga busses drop-off and all TTC busses drop-off & pick up. There will be a BRT roadway / stop here soon-ish (in transit bulding time anyways :)). Of the TTC routes that stop here, 3 are regular and 2 are express (to/from Kipling). That gives you 5x the service than a regular single bus TTC route. This is an excellent transit-served location for higher density (yes I live in this direct area).

The reason Mississaga busses don't duplicate TTC service is because Toronto tax payers (stops in Toronto) don't pay for them. If you are going to/from Mississauga, then you can use those busses.
