Comments.

Massing/use quite good. But nix the ground-level recess for the retail.

Also.....maybe rethink the colour............better than gray......but
 
More residential midrises along Dundas between Runnymede to Jane is exactly what we need!
Especially there, because it's such an ugly, semi-suburban stretch compared with the vibrant and beautiful retail strip immediately to the east of Runnymede. Really odd how the built form of the street changes dramatically so suddenly. Wipe it all out!!
 
I agree this is a much needed addition to the neighbourhood, but 0 vehicle parking? The transportation report says there is ample on-street parking nearby for visitors and building residents, but I think most of the neighbours who already have permit parking would not agree. And I don't see the garbage handling facilities. Have to laugh at the observation in the transportation study about cycling infrastructure: "There are no designated cycling facilities on Dundas Street West, Priscilla Avenue, Willard Avenue, Durie Street, Jillson Avenue and Morland Avenue; however, cyclists were observed along Dundas Street West during the site visit on July 6, 2024. "
Anyone cycling along this part of Dundas West has a death wish...
 
This project would be a boon for the area so I hate picking apart their application. But I dislike seeing poorly researched and edited documents in the application.
In all my years of living in the area (20+) I have never seen a restaurant utilize the curb lane for a patio:
Dundas Street West: is east-west collector road and it has four-lane cross- section (two per direction), with approximately 12.50 metre width and it maintains a posted speed limit of 40 km/h. Both curb lanes are usually used for patio restaurant in the spring/summer months. On-street parking is permitted on both sides of the road based on the time of the day.

I biked along here 5 days a week to commute downtown for many years.
 
As someone who used to commute to Etobicoke at rush hour for a couple of years along Dundas Street West, there were a surprising number of cyclists along the more suburban part of the arterial west of Runnymede Road.

Once built, it can wave "hello" to those big soul sucking storage facilities being built across from it. So, not so fast with the wipe it all out bit I guess... >.<
 
While I would 100% welcome this use and the scale along Dundas, the parking is concerning. The onstreet parking on Dundas is not 24/7 and the street is really busy and fast making onstreet more dangerous. There should be at least something for parking. Providing zero for 34 units not along a transit corridor is kinda dumb.

If the units sell without parking then there is demand. Let the market decide.
 
This design looks like a damn ikea shelf. Did you run out of ideas and look at your shelf and think "hey! Those holes look like apartments!"

No parking? Ok so everyone is going to park on the street or shoppers or esso? Give your damn head a shake. Take it out of your ass and design something properly. Wtf. This ugly eyesore of trash.
