This is the TTC's proposed redevelopment of McCowan SRT Yard.

A new 2 storey Administrative building of confidential purpose with lots of surface parking.

@HousingNowTO will love this use of an MTSA site next to proposed 40s+ hirise residential.

On note here, the site is envisioned as having full perimeter fencing and a guard house.

A total of approximately 4,072 square metres of gross floor area is proposed, all of which is classified as office use, in line with the Institutional and Industrial zoning classification of the site, as well as the land use designations of core employment and mixeduse area per the City’s Official Plan."

It's all considered office space, but has a large central room with a 2-storey wing.

Could it be an operations / control centre for the subway system? That would make sense with a high security level, a large central room (the control room), and associated offices.

Yeah, I am OK with it -- as it looks almost exactly the same as the TTC Management Building that they were originally proposing to occupy a large part of the WARDEN north parking-lot lands on the HOUSING NOW sites.

So TTC has agreed to surrender the Warden site for development? When were you saving that little nugget for? LOL

I have no CONFIRMATION of that 100% -- but it matches the physical components that they wanted to locate at WARDEN.

It is my analysis of the facts that are now on the public record, and an assumption about why they are using this site for those purposes.

They are looking to replace the existing facility at Hillcrest, but I confess, I would have first assumed on-site there, or secondarily relocating it to one of the subway yards as a particularly logical spot.

But that make sense.

The only other use of similar security level, in the past, would have been cash-handling. That's on the wane though, and if it isn't already, could be handled by third parties.

The distance involved in the shift, if that's what the proposed use is here, would certainly risk some employees leaving. Anyone currently living in the west end would find that quite the haul.

Something worth saying here, the potential density on this site is likely greater than what will be obtained at Warden, if the TTC gives that site up.

Planning guidance would support greater density at this location, and there are no existing abutting residences, only, generally, abutting developers who would benefit, and the City itself.

That's not to suggest I would prefer Warden, but I have to think there are better spots to park a facility that is arguably inherently limited to 2 storeys.

I'd also like to see the TTC be transparent about the intended use. I would note that the existing control centre location is public knowledge.

I'd like to see a compelling reason, if nothing else, that the TTC couldn't consolidate more of its own functions to any new build, and employ greater density in the process.
