New 1,200 unit proposal in suburban Stoney Creek off the QEW Along Lake Ontario.

Would replace the existing LiUNA Union Retreat.

Wow!!! Lot of density starting to happen in the QEW's corridor and lake front area in Stoney Creek.
 
New revised concept renderings for LiUNA Gardens development project during the OLT hearings - entire residential units changed from 1212 to 1160, Tower floors changed Buildings 1 & 4 reduced from 15 to 12, Building 2 increased from 24 to 26 floors, Building 3 reduced to 24 to 22 floors, Townhouses floors increased from 2 to 3-Storeys on the North end and Urban Townhouses on the south end will remain at 4-storeys.

If the old City of Stoney Creek had wide open no height no density zoning in this area,,,, will be a losing battle for the City of Hamilton
 
If I were told a week ago that one proposed development in the Hamilton area was destined for non-approval, this very well might have been the one I would have identified. The only good argument for this was density for the sake of density. The neighbourhood is neither well-serviced for that much density nor set up in a way that would allow it to increase services (transit, shops, recreation infrastructure, etc) to respond to this magnitude of added density.
Based on Liuna/ Fengate's excellent track record of bringing brilliant developments at William Thomas, 75 James, and Upper Wellington, I have honestly always been confused that they invested any resources into this weak proposal. Sure, it might be the only other developable piece of land that Liuna already owns in the area (free land helps!), but they didn't already own the Upper Wellington site before. They have what it takes to buy land, and there's a thousand better sites to build on than this one.
Here's hoping Liuna quickly moves on and pivots to focusing on securing more land near LRT or other more multi-functional neighbourhoods in town.
