surprisingly it's the precast that looks super cheap and the windows that look good

I actually find the opposite; the precast looks fine (though certainly unremarkable), but the window wall looks cheap — the mullions and the louvres being the culprits to my eye.

In any event, a couple of its backside.

Such a disaster averted where everyone on the street can live with this. What an investment in better materials makes for far better architecture
 
I'm glad they used precast and not aluminum - that bit of texture and visual weight works wonders.

It's looking like a tastefully executed midrise. I'm looking forward to how they finish off the soffits etc. Looks solid though.
 
this is what this city needs. There's so many NIMBY's out there that are crying for more housing but not skyscrapers etc. This midrise complements the neighbourhood, doesn't stick out like a sore thumb, adds the density that this city needs. why can't we just add midrise to a ton of residential neighbourhoods. it seems the general population doesn't know that a 7 - 10 storey condo is possible.

This is possible because the lot was wide enough that they were able to plug in 216 units into this project.

In other areas where the developer isn't able to assemble a lot like this, a 7-10 storey condo isn't economically feasible, even if residential neighbourhood NIMBYs weren't opposing projects to LPAT.

I think there are still various drawbacks to this built form. It dominates the city block for instance.
