So they're tearing down midrise buildings to replace them with... midrise buildings? What's the logic behind that? From an urbanist perspective, I can't help but wonder whether the developer's efforts would have been better directed toward assembling some of the SFHs here. Unless it's easier kicking out renters?

It’s easier kicking out renters. It shouldn’t be, but it is.

They are building a new rental units, and the renters are able to return at their old rent +10%.
This policy is good, but it doesn’t always work as intended - and even in the best case, tenants are forced to move out for a multi year period. Meanwhile, if homeowners can *see* a new building from their backyards, that’s an “impact” that has to be mitigated.

People can also see this from their back yards.

That maybe true, but look at the size of their back yard as it larger than most back yards today. Even the folks a street over saw the old buildings.

It will make no different if it 3-5-7-12 story high, those back yard will see something taller than their house and where do you set the line to say X is the height?? They will always have someone looking in their yard and windows from X floor building. We have to go up to put more people into this city or any city while cutting back on Urban Sprawl.

It's the same story everywhere regarding any building these days for height, density and people moving out while X is being built.

If you do a 1:1 for height based on street width, will be taller than what there or was there today.

End of the day, both sides of Wilson will see taller buildings replace these old buildings and will apply to other major roads.

The last section of the building still standing today will be gone next week. They are already back filling the land and levelling it to the east to allow shoring to take place in the coming months.

Agreed, we went to every community consultation for this building, and while people complained about the height, it mostly was unaffected.
I just don't find the complaints about this building so far to be a bit hollow.

The last of the building should be gone by now as I post this. They have started grading and back filling to the east first.
