The Province has just issued Ministerial Zoning Orders for these blocks!

O. Reg 596/20 applies to Blocks 3, 4 & 7

O. Reg 595/20 applies to Blocks 17 and 26

O. Reg 594/20 applies to Block 20.

So Block 20 is 125R Mill St and the AIC link is here and the Preliminary Report is here, does anyone know of the applications/site addresses for the other sites?
 
This was sent by the developer to the West Don lands Committee last night:

As discussed, we are committed to delivering the 30% affordable rental housing for both Blocks 3,4,7 and 20 as per the terms of our ground lease with the Province of Ontario. In addition to the affordable rental units, there are a number of other community benefits that we will delivering including the following as part of Block 3,4,7 which are consistent with the materials presented to Community Council:
  • Up to 261 residential units (30% of total) to be delivered as affordable rental in a range of unit sizes (1Bdrm to 4Bdrm) for a 99-year term with the following depth of affordability:
    • 50% Units 100% AMR
    • 40% Units 80% AMR
    • 10% Units 40% AMR
  • 5,000 square foot community facility
  • 33,000 square feet of retail area
  • Approximately 1 acre of Privately Owned Public Space (POPS)
  • Delivery of a public road
  • Other benefits included in the draft Section 37 agreement. We will work with City staff to enter into an agreement to secure the above benefits.
  • Built form commitment as per the draft zoning-bylaw
We also remain committed to delivering approximately 198 units (30% of total) as affordable rental for Block 20 and going through Waterfront Toronto’s Design Review Panel. We will also work with the City to determine the appropriate community benefits for Block 20.

We look forward to continuing to work with the West Don Land Committee and will be pleased to present an update to our developments at your next meeting. We remain committed to delivering high quality affordable rental housing in the West Don Lands and look forward to working with you to make this happen.

I am honestly happy with these developments, but it's gross that the province went over Toronto. They would have likely been approved within months.

Does anyone know who the developer for block 26 & 17 will be? Same?
 
I know there has been a lot of focus on West Don Lands Block 17 and 26 (The Foundry Site). But this block had a proposal and was issued an MZO. Any idea why there's been so little movement?

They are probably negotiating a Site Plan, Section 37, etc with the City and this block is south of Mill Street and between the rail corridor and the building already being built to its north, .I cannot find a specific Council directive about it but for the third MZO (building west of Cherry between Mill & Front) City Council in October agreed:

1. City Council authorize the Chief Planner and Executive Director, City Planning and City Solicitor to work with the owner and partner developer to implement such mechanisms and/or determine agreement(s) to be entered into, to secure various community benefits and infrastructure to support a complete community as outlined in Recommendation 6 in the report (September 22, 2020) from the Director, Community Planning, Toronto and East York District, all to the satisfaction of the Chief Planner and Executive Director, City Planning, in consultation with the Ward Councillor; terms shall include provisions relating to timing, financial securities, as well as use and build out standards and specifications necessary in order protect the City's interests.

2. City Council authorize the Chief Planner and Executive Director, City Planning with other appropriate City Officials to initiate appropriate discussions respecting the Minister's Zoning Order (O.Reg.596/20), including with the owner and the partner developer, and to request such amendments to the Order as the Chief Planner and Executive Director, City Planning determines to be necessary to clarify and implement the contemplated development.

I suspect the same thing is happening with this one too, it was not quite as far through the regular planning process as this the one west of Cherry.
 
I know the rail house is going to be moved east. Does anyone know if this is part of starting that process or is it just protection?

Proposal for a mixed-use building consisting of a 6-storey podium with two towers located above having heights of 45 and 32-storeys, respectively. The proposed residential gross floor area is 53061.0 square metres, and the proposed non-residential gross floor area is 24,132.0 square metres. A total of 654 residential dwelling units are proposed, of which, 196 will be provided as affordable housing units.
