I wonder if grocery stores are prohibited under the phrase "large-scale retail stores". Or does that mean department store? It would be a shame if no Loblaws came here: the area needs one.

I believe when they are mentioning large scale retail, they are talking stand alone retail big box type stores. i am sure if the large scale retail was included in a podium of a office/residential tower it would be acceptable.
 
What street sweepers? The ones Miller bought have hit their 12 year end-of-life and not been replaced.

Step #1 would be purchasing street sweepers.

Maybe throw in a couple of ethnic supermarkets while we're at it.
 
So assuming this office layout model - how many shared office desk locations, how many square feet of space would be required to support 3,500 staff if one were to make the assumption that on average, they would spend only 1 to 2 days a week in the office? A commitment to support 3,500 employment users / office workers may not translate into as much physical office space as might traditionally be assumed....

I think you could get that required amount just by using several floors of the podiums of the various residential buildings for office space, rather than one single tower.

Could even end up being a good addition for the Toronto office market, providing the type of spaces for mid-size offices and scaling businesses that are near-downtown rather than in the suburbs. Sort of like Liberty Village.

Some quick stats from the docs. There's hundreds of pages in the planning rationale alone so a lot to dig through.

15 towers ranging from 22 to 71 storeys. 547,750 square metres of residential GFA translating to 7,500 units. 41,900 square metres of commercial space, 42,700 square metres of retail, entertainment, restaurants, and community-oriented shops, and a 20,200-square-metre hotel.
