VMC | Penguin | interim parking lot

Not sure if this deserves it's own thread (MODS move or merge if needed. Penguin is proposing an additional 568 spot interim parking lot across from VMC subway station.
This lot will essentially replace the temporary lot to the north of it, where TC4+TC5+Rental will be located.
All in all, this site is currently a closed-off patch of grass and weeds, and TTC parking is critically needed, so it's a good thing.
 
Is it true that leaving this space for a future development instead of having the bus terminal here as originally planned is better? Being able for the development to have multiple underground levels without the constraint of the subway tunnel tail tracks is better overall?

The diagram doesn’t show the Millway Ave secondary entrance for the station though, which seems a bit odd.

It is - Transit City 3 is built atop the subway alignment and has a crazy low parking ratio because it can only put it's parking above ground.

I imagine this block will be reserved for a fairly significant mixed use project too, which is going to need parking supply more than a residential project which can get away with very low parking ratios easier.

I think this is a great idea for interim uses around the station.. Given that SmartCentres is already demoing part of the north lot only 2 years after opening it, it's pretty clear it's a purely temporary measure. They charge an arm and a leg for these lots too compared to the TTC owned lots further south on the extension, yet these are still the first ones to fill up as it is much easier to access this station compared to the other stations by car.

As long as it's only temporary. Surface parking does not belong at this station permanently.
