office buildings? What city agency would they put here? there is definitely no private demand in this area. Would the TTC be moving their headquarters here? Those look like fairly large office buildings.

A master plan to build a new police division at the southeast corner of Coxwell and Danforth avenues — and redevelop the land as a community hub — will be going to the June 6 meeting of Toronto's executive committee.

The master plan envisions a complete redevelopment of properties at 1577 Danforth (the Tobias House), 1627 Danforth (the Toronto Transit Commission's Danforth Garage) and the Danforth-Coxwell Toronto Public Library at 1675 Danforth.

The entire parcel, at about two hectares, is the largest single parcel of city-owned land and one of the largest single parcels of land on Danforth Avenue.

At the heart of the redevelopment vision is the new police station — amalgamating the current 54 and 55 Divisions.

That $39.224 million project is the only one that is currently funded. The other two major redevelopments — the reconfiguring of the garage as a community hub and the replacement of the library branch — are currently both listed as unmet capital needs.

As well, according to the report going to executive committee, the Toronto Transit Commission, which currently is planning to use the site for administrative purposes, is contemplating vacating the site.

The report recommends that once council approves the master plan, it allocate some money for a study on the reuse of the Danforth Garage as a civic hub, and continue to seek public-private partnerships for the construction of affordable rental housing on other parts of the property.

At this point, CreateTO — Toronto's real estate arm — is out of money to fund further studies into repurposing the garage or finding private partners for redevelopment.

Worth noting here is that the Library that exists on the site now will not be demolished to serve the new police station.

Replacing the library is both a matter of improving the site, but also one of dealing with an under-capacity branch.

While that project should be done sooner than later, it need not be done at the same time as the police station.
 
I'm also in the neighbourhood. The intensification and mixed-income housing is great and I welcome it, but I just hope that the Danforth frontage is appropriately animated. It can't be much worse than what it is, but it's a great opportunity to repair a huge stretch of streetscape.

I also see mentions of there being community access to the old garage space. That would be a fantastic spot for something like the East Lynn farmer's market to move into in the off-season.
 
As per the 2021 Capital Budget submission of the Toronto Public Library Board, their portion of this project is not currently funded.


The three projects are City Hall Relocation and Expansion, Danforth/Coxwell Relocation and Expansion, and the construction phase of the St. Lawrence Relocation and Expansion project totalling $0 gross and debt in 2021 and $19.416 million debt ($65.280 million gross) over 2021-2030. All of these projects involve moving an existing branch to another location and involve other city partners
 
Toronto Police are getting closer to their portion of this project.

The proposed 2021 capital budget plan shows cash flow beginning in 2022; based on 2023 cashflows, I would estimate a construction start in late 2022.
