L Tower units are equipped with HVAC and ERV units that can heat and cool year round. There is no need to wait for a centralized date to switch between heating and cooling.
Thanks, TorontoMike, Riley, Wolf, and others for the update!
Has anybody heard anything about when the amenities/parking etc will be complete? I've still not interim occupied yet (or PDI...), so my only source of info is when I sneak in or walk past the building. I'm also interested in what...
No, I didn't get one. I was already pushed to May (last letter received in Dec). With the builder's track record, if I am delayed more, I wont know until 4 weeks before my May date!
I have a lot more white hair since I bought the unit. Hopefully I won't be all grey before I move in...
I agree to some extent. The general maintenance (example - replacing sections (usually small areas) where animals for example have relieved themselves and caused a permanent stain) will be part of the annual budget. Steam cleaning same deal. A total building (or just specific floors) carpet...
I'm not a big fan either. on the plus side, they used a lot of dark colours in the carpet, and tiles near the elevator. It will help with maintenace fees since it will not look as worn as easily.
Bell is also offering 6 months free. My friend got it a week or so ago in L Tower is reporting it is working well.
Can the Rogers users in the building let us all know if its good? Sometimes, some buildings have bad connections for internet. I haven't decided which one I'm going for yet...
The builder sent a letter about 2 weeks ago that parking won't be available until Oct 21. They will arrange for parking if you move in earlier than that.
I saw the 6% escalation clause for the maintenance fee as well. Its very misleading advertising. Having said that, $0.60 isn't obscene...
Its not the occupancy date we have now (I.e. sept 2014) they are referring to. Its the original Nov 2010 one. Thus, we are past the 30 month period now.
And yes, its horribly one sided. Remember, I'm on your side. I find it just as unfair, but I don't see a legal way out for us. A few posts...
From a purely profit standpoint (ignoring bad PR), it makes perfect sense for the builder to take back units. Most buyers bought in the mid $500/sf to mid $600/sf range, depending on floor and if they bought early. Units now are selling $700/sf+. The builder can make a large profit if they take...
I`ve found Schedule X, which states that in event of a delay, at the developer`s sole discretion, they may return your deposit in exchange for the unit back and pay no penalties.
Seems like a really risky maneuver to try to claim compensation!
The Realtors advertising now are using sites like kijiji. They don't use MLS. The only Realtor that can use MLS right now is the builder's Realtor.
If the builder's Realtor is charging the same price as everybody else (I don't know if they are - standard price being 1 month's rent), I don't...
If they are asking for preapproval again, that's the third time they asked me. The last time was just a few months ago. My question to them if they asked would be when is final closing. I don't want to keep getting preapprovals. I would like to lock in a rate.
The $5 million liability is...
Realtors are advertising units available starting September 1. I also walked past the building today and saw they installed doors to the front entrance (previously was just a plastic sheet covering it). We're close!
As for PDIs, there doesn't seem to be much consistency. I know another unit...
Take a look at the audited financial statements. It should have a "related party" section. It should detail if any of the directors or the management company had other remuneration for services rendered. If it shows nothing and you know a director has been getting odd jobs in the building, I...
