need input: hardwood v. engineered hardwood for condo

I recently installed vinyl planks in my home (I now live in Australia where it's quite popular, not sure about Canada) and it's absolutely awesome. So easy to install too, I did it myself in a few hours. Can't recommend it enough.

    Baby, we got a bubble!?

I'm only speculating, but I suspect it would dramatically increase supply. Right now there's almost no supply. I believe a big part of that is because stuff is so damn expensive, people can't afford to move so nobody is moving. Throw in there all the taxes and costs involved with buying/selling...

    Baby, we got a bubble!?

Many people come here and are permanent residents from the day they land. They are NOT "Foreign Nationals" and this law won't apply to them.

    Baby, we got a bubble!?

Here's a very interesting viewpoint about the bubble in Vancouver from a real estate lawyer dealing with it on a daily basis. https://www.linkedin.com/pulse/cooling-off-bc-real-estate-market-from-top-down-kenneth-pazder

    Washer Dryer combo

Several years ago I moved from a condo that had the older style and I moved into my new place that had the front loaders. I didn't like them. They are supposedly more efficient - that's probably true. But they took smaller loads so I had to wash more often. I decided pretty quickly to sell them...

Lawyer necessary for unconditional offer on preconstruction condo?

You need a lawyer to deal with issues related to closing, registering title, etc. I know there's a thread on here on this very topic if you care to look, but I'm pretty sure it's not possible to close without a lawyer.

    Capping Adjustment Costs

First of all, don't believe anything the sales rep tells you. All that matters is what the contract says. If you're buying a condo (perhaps a house, not sure of the rules) you get 10 days cooling off period. During this time I've always taken my contract to my lawyer to look over. Here he...

    Baby, we got a bubble!?

Where were you from 89 to 2005/6? You might be correct, but what wisdom have you learned as an "old pro" that says Canada is immune from anything other than a bit of a slowdown?

    Condo Fees vs. Home Ownership

I wasn't doubting you.. I just don't see how it can reasonably be enforced. Laws can be made, but they could be challenged. If a condo has turned the heat off, what is a landlord supposed to do? I can't imagine any court upholding this by-law if that were the case.

    Condo Fees vs. Home Ownership

How can they enforce that when the condo controls that? My building is switching to AC on Wednesday (with the boiler being switched off on Monday). I can't do anything about it if I wanted to.

    Any cable cutters here?

I've been experimenting with various antennas since HD starting broadcasting over the air. Believe it or not, the best reception I've had has been home made ones. You'd be surprised how good a few cut up coat hangers are! However, if you're looking for something indoors it's probably not an...

    Baby, we got a bubble!?

There's more to the market than just the total value. Dividends are far more important than the value of a stock to many people, myself included.

    Baby, we got a bubble!?

Was it the record high level of home ownership in Canada that brought you to this conclusion?

    Baby, we got a bubble!?

While I'm not saying that it's fudged, but I dare say that the OREA tells the researchers what to say. There's a great sequence in a British show from the early 80s called Yes Minister where one of the main characters demonstrates how easy it is to manipulate survey results. [Sir Humphrey...

Apparently, since you asked him to.
