    That sux, I would agree that it is not ready if it does not have fridge and washer, I would explore refusing to move in and make them pay for the delay and any other encountered expenses, not sure how easy is that.

    Yeah, I anticipated it, but I could not find it in the original APS any section about capped fees generally, so I thought maybe everyone gets the same charges, anyways it is what it is..

    Anyone got adjustments for the final closing, I got development charges of just over 15K for 1+1. Is it because I got it on assignment or everyone is being charged that much for development fees? Are those supposed to be capped?

    Fewer agents = more profit. I did buy a few assignments without an agent, but if I was selling I would offer an incentive to buying agent but get rid of selling one. Bunch of assignments oriented facebook groups where tons of agents and no agents looking for deals.

    2-3 hour of full sun and then another few hours of partial as you will get some from AM to PM

    Looks like not dark at all in that POPS. It is south side and will have plenty of sun during the day
