That's outside of the Downtown Markham area. The entire parcel of land designated as Downtown Markham is owned by one developer - Remington Group The university will be a bit further away from the developed parts of Downtown Markham but hopefully it'll help the retail tenants.

It seems to make more since to have 16 McCowan terminate at STC, 129 McCowan North to terminate at Sheppard-McCowan.
