Yes, just worry the width of Dundas and Kipling through here will really hamper any pleasant street conditions, but the planting and bike lane buffer is already better than most sidewalk conditions in the city. Really important Kipling gets it's RapidTO lanes (if they find paint that sticks)...

Are they using scissor stairs to meet the dual staircase requirement? For some reason I thought that was generally not allowed by staff or requiring a special permission? Otherwise great unit layouts and big add to the neighbourhood. Will be our Upper (lower) East Side soon enough:D

The first phase is already shaping up really nicely, this new downtown might actually come together alright.

Hey! I'll have you know City Staff have been diligently studying fixes for the Spadina LRT ....I mean 510 streetcar..... since 1991 and we expect a report back to council full of super duper helpful recommendations anytime now!

    Finch West Line 6 LRT

You know you've won the argument when the other person fails to engage with a single point you've made. Try to keep the thread on topic, via argumentation with relevant information as opposed to this pathetic attempt at ad hominem, and please save what ever personal frustrations you're having...

    Toronto 2451 St Clair Avenue West | 25.35m | 6s | Montcrest | Smart Density

Yea, until major changes to the building code are made, wood frame builds under or at 4 stories are going to continue to be the only devs outside of towers that pencil. Major Streets/Avenue upzonings might start pulling down property values and make midrise builds more viable, but that price...

    Old Weston frontage is terrible

This is unlikely to ever be built, but its interesting just how brutal the dual egress requirement is on these small footprint builds. Excuse the sloppy outline but it looks like they only achieve 75%ish floorplate efficiency, which is rough for a 50st highrise with 2+ elevators and a garbage...

    Finch West Line 6 LRT

Pedantic. No, a service that receives 6% of the entire TTC's budget to serve 1% of total ridership (approx 11,900 wheel trans trips v.s. 1.13 million typical TTC trips in 2025) is not some chronically underfunded or deprived service. Keeping wheel trans trips as low as possible for those who...

    Finch West Line 6 LRT

I am not suggesting such a stop spacing, but responding to a comment from someone arguing that was an untenable distance to expect anyone to walk to a transit stop from their trip start point (i.e a house inside a neighbourhood far from the arterial thus requiring a walk longer than the nominal...

    Finch West Line 6 LRT

Somebody not able to walk 1600m is: (1) an obscenely small percentage of the population that should not be the primary consideration in rapid transit design and (2) able to utilize our already heavily subsidized and world-standard Wheel trans network

    Toronto SSVP Transitional Housing Facility | 29.4m | 7s | Diamante | Arcadis

125 beds is a lotttt for an area already undergoing major transition. City just loves dumping what they can't squeeze into the Downtown west on South Etobicoke.

    Toronto 50 Exmoor Drive | 10.85m | 3s | Modcity | Craig Race Architecture

Also @Paclo this is proposed as two semi-detached fourplexes, not a single apartment, with heights of 10.70m, not 10.85m.

Great intensification for the area, nice to see one of these bungalows will become multi-family instead of another tall-skinny of the sort that has largely consumed the whole strip. That being said, this will probably be bought up for a tower assembly before every seeing the light of day.
