Perhaps I should try to contribute more....I just moved up to North York from midtown. Well, let me get a wider-angle lens first :)
I guess there won't be much surprise with this building, since the first phase is already done, and the quality should be the same, if not better. (LEED silver)...
$400 / sq ft seems about right.
However, all the east facing 1 bd or 1+1 units are all sold out.
I'm a little surprised a thread regards to this building didn't start long time ago.
There are still some left.
All the small units are gone though (meant more for the investors i guess).
There are still 1+1, 2, 2+1 beds, and penhouses remaining.
Smallest remaining unit is a 812 sq ft model.
I called the builder and asked for a status update today.
They didn't give much information, but told me that 75 storeys was approved, and have to make many changes (didn't specify).
Sales would start next February or March.
Seems like some significant change, to delay the sales that much.
I just got an email invitation to the sales centre opening this weekend.
August 25, 12-5pm. Email says you can purchase "one of the many great suites still available"
Most people say they don't want amenities because of the maintenance fee and the fact that they don't use too often. But would they actually buy a unit without any amenities? I doubt it. I believe having good amenities are great features to market your property. Just from thinking future...
Looking from the east
Here's what I saw from the east side during the past weekend.
I was at my friend's place in CP1 few days ago, and looks like the inside is almost done...they were working on the decorations of one elevator. I guess they are in a hurry to match the Aug. 21 closing...
There is 1-bedroom unit at Spire listed on MLS. (c1191713)
572 sq ft unit on 38th floor for $284,900 (no parking)...pretty pricy!
Your budget seems very tight for a new project in downtown core...
For example, the Burano's 450 sq ft unit was initially offered around $200K.
Unless you...
