QuadReal Development Group, owners of Cloverdale Mall in the Toronto borough of Etobicoke, are planning a complete redevelopment of the property into a mixed-use community, and recently showed their work so far to the City's Design Review Panel for feedback.

I'm conflicted, actually. It's beautiful what they want to do, but this is one of the worst possible locations to develop into a high density node, if only because of its being right next to the 427. If we get rapid transit along Dundas Street in Mississauga, it should be extended eastwards to hit Cloverdale, for sure.

Barring the highway next to it, I think it would be smart to redevelop this area, instead of continuing to compete with Sherway Gardens as a mall. It's definitely something other smaller malls should keep in mind (cough Lawrence Square cough).

There is an elementary school directly north of the site. I cannot imagine they would be very happy about having a shadow cast over their schoolyard in the middle of the day.

I know there are plenty of skating paths around this area, but it'd be cool to see one integrated within the grounds so it isn't just a destination for shopping or for those who live there to go home.
 
On the presentation, there was talk about forming Neighbour Association to slow/stop this project like Humbertown Redevelopment.
Would it work here ? One thing is to scream and whine, another - to pay for lawyers and consultants. This area is less affluent than Royal York - Kingsway.
