River City Condos Phase 3 (UrbanCapital) - Real Estate -

Interesting, but every time I see it I can only think about "condensing washer/dryer".
Really? That's what you think about when you see such an interesting and unique building? If you haven't purchased a unit and are never going to live there, what does the washer/dryer have to do with your opinion of the visual aesthetic of the building? Seems like an insignificant factor. This is coming from someone who does laundry twice a week in an LG 24" stackable condensing washer & dryer. The standard all in one unit is replacebale if the unit owner wishes. Haters gonna hate.

To be honest, it's a reason why I didn't buy. Wasn't the only reason but a big reason. Beautiful project, though.

I see it as a design fault, the result of a cost-cutting exercise. Architecture isn't just about esthetics, and functionality isn't just a real estate issue.

The design is so irregular that installing regular dryers probably would have resulted in other compromises in the architecture, including venting to outside, and functionality of units.

Several million people in Europe, Asia and elsewhere live with condensing washer / dryers. I think residents will probably survive.

I am sure they will survive, but this is non-standard for Canada. I used such a unit for a month in Paris, where a friend and I rented an apartment. Let's just say that I would send all my clothes to a cleaning service if I were stuck with such a useless appliance. As a customer, I would feel disrespected. I don't see how a design that imposes a significant inconvenience can be considered a success architecturally speaking.

Ventless condensing washer and dryers would be a deal breaker for me. I've lived in a condo that has them and they were useless.
It was put in purely as a cost-saving for the builder so they do not have to provide venting to the exterior -- the building was a typical conventional design so it would be straight forward to run venting straight to the exterior.
It would take half the day to do a tiny load and they don't come out completely dry.
I had to set up a clothes drying rack in the spare bedroom every time I do laundry.

This should be where Aqualina is and Aqualina should be here, slightly more out of view than where it is now.

Oh God, No! Maybe you think this is stellar architecture but that's an arm-chair critic comment. The reality of living in RC is quite awful. Not one of the owners we have met in the past 3 years are happy. We actually feel horrible for phase 3 purchasers as they don't know the crap they are getting into

As far as we know from all the awards and high customer satisfaction results that Tridel receives, Aqualina and Aquabella will be far superior buildings; i.e. We should have bought anything tridel built.

p.s. River city management/developers/real estate crew...at least attempt to get the city to our little triangle park to be mowed! It looks horrendous. Oh wait, you don't care.

Do you have criticisms of the architecture / amenities or the build quality for the first two phases? I'd be interested to hear those.

The rest of your post seems to suggest property management issues that might belong in another forum.

For the park, you might try contacting the City via 311, or your local councillor. If it's public land, which I think it is, the management / developers / real estate crew really have no obligation to care for it. From what I read a while ago, last year's hot summer essentially baked and killed the newly installed grass - I thought new stuff was supposed to go in, maybe that's been delayed?

I guess that's a matter of perspective. There are lots of small units in the building that I would fear to live in -- I'm even worried about adapting to my relatively larger 1+den, since I've rented a Victorian house for many years and never lived in a condo. In general I find all units are decently laid out, i.e no bowling alleys. For what it's worth, here's my layout. I deleted the builder's kitchen because I wanted full-sized appliances, so I'm designing and building my own.

Any suggestions on design / layout are welcome!

I had my PDI on Wednesday and I thought you all would like to see. A rare glimpse inside!

My understanding is that the unit interiors are complete to a high level. Parking garage is almost complete. Most of the common areas and hallways I saw were bare.

I was very happy with the finish and look of my unit — no real problems. It was a shitty day but there was lots of light from the terrace. I am building my own kitchen, so that wall is blank.

Enjoy!

Thank you for these! Killer view, and the finishes look good, on par with RC1 and RC2. Do you know if the bulkhead near the windows for your unit is needed, or do you plan on removing that? I would've thought with 9ft ceilings they'd add windows panes above the standard height, instead of dropping the ceiling height to 8ft.

Also - anyone else with PDI pictures, please share! Excited about this project.

My unit is a bit odd. The ceilings drop from 9’3” in most places to 8’, so that bulkhead is structural. I didn’t mind so much because it’s in the living room / bedroom and I figured it’d feel cosy. I think most units are 9’ concrete standard, though I think all the sliding doors are a standard 8’ — could be wrong.
