Toronto Humberwood Heights | 13m | 3s | Tribute

just a few interesting things to open up a discussion about the area
1) finch LRT will have its final stop at humber college north campus on humber college blvd= very close to this site
2)this site is sitting next to the biggest undeveloped piece of land in Toronto ( woodbine)
3)Rexdale's first modern all glass condo building going up at rexdale and queens plate
4) future up and coming area ? , home prices increasing , LRT coming , Humber College expanding( now University of Guelph) , Etobicoke General Hospital expanding to new buildings ? , its not the same rexdale it was 20 years ago

Rexdale desperately needs it, never liked living there when I was young and once we left the area I was forced to go to high school there

I always thought that parcel was part of the ravine system. This site could definitely support a midrise along Rexdale blvd and perhaps townhomes at the back. Im not so keen on having townhomes along major arterial roads. That old coop building at Queen's Plate Drive and Rexdale blvd creates a decent street presence so why not put a mid rise here? The views of the arboretum from the units would be spectacular to say the least. This site is so close to the 427 entrance, so its definitely attractive from a commuter perspective.

yes same here , until one day i was driving and noticed a big white sign on the ravine stating a development , i like the idea of freehold Townhomes but i'm bias , since i'm looking to buy something freehold and if it could have a double car garage and a backyard with a ravine view :) that would be a bonus

but i would like to see an apartment /mid rise building along Rexdale as well , it would just add more to rexdale's landscape , kind of like when your driving on the 427 and you see the 2 tall tridel buildings on humberwood from far away

When would these be expected to go on sale and how would one find out?

so far the pdf file is the only info + the sign on the site , but if you read closely it said TRIBUTE COMMUNITIES is the Applicant meaning the builder http://www.tributecommunities.com/ so you can keep checking on their website , but final approval from the city will be in Q3 (Oct-Dec) of 2016 , so I'm guessing they will start selling in 2017 ??

i will keep this thread updated with any new info

thanks for the update looks like the date got moved from March 17 to March 13 , when do they usually post the decision online ??
The hearing can be as short as a day or as long as two weeks. Decisions often take two months to come out, but can come out as late as a year after the hearing.
