Kip District (Phase 3) includes two towers designed by Arcadis (formerly "IBI Group") for Concert Properties on the southern portion of the Kip District site near Kipling Station.

Tower A will rise 37-storeys with 416 condo units on the west side of Thomas Riley Road.

Tower B will rise 36-storeys with 379 rental units on the east side of Thomas Riley Road.
