The north building (Building “B”) will front directly onto Steeles Avenue West. The 10 storey building will have an approximate height of 32.66 metres from ground level to the top of the mechanical penthouse. The proposal will have approximately 11, 432 sq m of gross floor area, inclusive of 322 square metres of indoor amenity space that will be located at ground level, as well as 300 square metres of outdoor amenity space. Table 1 provides a summary of the unit types that will be provided for in the proposed building.
The south building (Building “C”) will back onto Greenwin Village Road, no vehicle access is proposed onto Greenwin Village Road. The 8-storey building will have an approximate height of 26.35 m from ground level to the top of the mechanical penthouse. The 8-storey building will have approximately 6,990 sq m of total gross floor area inclusive of 5 ground related townhomes which have a total gross floor area of 703 square metres as well as 169 square metres of indoor amenity space that will be located at ground level and 253 sq m of outdoor amenity space. Table 2 provides a summary of the unit types that will be provided for in the proposed building.
The existing building consists of a total ground floor area of 561.85 sq. m (6263 sq. ft) comprised of a total of 167 residential units. For a breakdown of the existing residential units and types see the Housing Issues Report submitted with this application. With this, the overall site will have a combined density of 1.66 FSI comprised of 209 residential units.
A significant component of the proposals is the creation of a public park that will be approximately 800 square metres in size and located along the southern portion of the site. This park will be dedicated to the City to meet parkland dedication requirements for the proposed new buildings. Access to the park will be provided by a surface path system (privately owned, publicly accessible) that will connect the park to the existing and proposed buildings and public realm along Steeles Avenue West. The western portion of the Subject Lands will be redesigned with enhanced outdoor amenity space that will be used by residents of the proposed and existing building. When completed the public park will become an added benefit to the community and a focal point for local residents.
