Key features of the proposal include the following:

A 2-storey base building/podium comprise of a mix of residential, retail, and commercial faces both Yonge Street and Parkview Avenue. Retail is located along the Yonge Street frontage, while the Parkview Avenue frontage includes a residential lobby entrance. Above the podium, at the northwest portion of the subject site, next to the intersection of Yonge Street and Parkview Avenue, is a residential tower of 30-storeys for a total height of 32-storeys.

The overall height of the tower component is 32-storeys, or 105.1 m to the top of the roof slab and 111.1 m to the top of the mechanical penthouse.

The 11 Parkview Avenue portion of the site does not include any buildings or structures. This portion of the site is available for potential public parkland dedication purposes.

A total of 329 residential dwelling units are proposed.

A total of five (5) levels of underground parking with a total of 132 parking spaces.

Vehicular access and loading/service area are located at the rear of the property from a lane that joins Parkview Avenue to Kingsdale Avenue. The City has identified a 0.67 m or a 1.17 m lane widening requirement to satisfy the requirement for an ultimate lane width of 5 m or 6 m respectively. Pedestrian access to the residential lobby is gained from Parkview Avenue. In addition, waste storage is located at the rear of the building, adjacent to the loading space.
