New elevation drawings shed more light on massing and materiality plans for a proposed 15-storey rental project at 307 Sherbourne Street. Designed by superkül for Oben Flats, the development would transform a long-vacant brownfield site at the southeast corner of Sherbourne and Gerrard streets just across from Allan Gardens in Downtown Toronto.
First submitted for approvals in 2016, the project has evolved in scope and design in the years since. After being appealed to the LPAT, a decision was rendered in January, 2019, approving plans for a 15-storey, 112-unit apartment building.
More than half of the proposed units will be one-bedroom floor plans. A total of 14 studios, 60 one-bedrooms, 27 two-bedrooms, and 11 three-bedrooms are planned. Residences will be supplemented by 241 m² of interior amenity spaces and 146 m² of outdoor amenity spaces, divided between the first, fifth and 13th floors.
The 8,069 m² development is fully residential, with no ground-level retail proposed. A total of 51 vehicular parking spaces would be contained within a two-level underground garage. There would also be 114 bicycle parking spaces spread across the first below-grade level and the first floor of the building.
Elevations of the podium levels on the north and west facades depict the proposed building materials. The lobby entrance will be defined by a large expanse of glazing, while ground-level residences are marked by masonry frames. Private balconies at the upper levels of the podium are expressed by angled brick walls and picket guard rails.
The Site Plan application was initially submitted in August, 2018, with the resubmission filed in July, 2020.
