The stretch of St Clair Avenue West running through Toronto’s Corso Italia, Silverthorn-Carleton Village, and Stockyards areas is gearing up for a wave of mid-rise intensification. One of the many plans in the works for the area is a recent proposal from Berkeley Group and Birchtree Developments at 1474 St Clair West, located at the east corner of McRoberts Avenue, between Lansdowne Avenue and Caledonia Road.

The late 2018 submission calls for a building that falls within the zoning for the site (a rare condition in Toronto) so only Site Plan Approval is being sought for it. The plan is for a terraced 8-storey condominium development with architecture by RAW Design. The main frontage along St. Clair West features a simple rectilinear massing with a five-storey streetwall and stepbacks on the 6th and 8th floors. The north side of the building is primarily marked by a slope that corresponds to the angular plane called for by the zoning, reducing the height of the building as it approaches the low-rise neighbourhood to the north.

The building is proposed to be entirely dedicated to residential use at 4,114 m². A total of 55 condominium units are proposed in a mix of one bachelor unit at 50 m² in area, 39 one-bedroom units with average areas of 75 m², and 15 two-bedroom units with average areas of 90 m².

Residents will have access to 87 m² (941 ft²) of indoor amenity spaces, and 35 m² (377 ft²) of outdoor amenity space, for a total of 122 m² (1,318 ft²) of amenities. As for parking, the building is served a two-level underground garage with 21 parking spaces, 56 bicycle parking spaces, and 23 storage lockers.
