Toronto's Yonge and Eglinton neighbourhood is poised to grow taller yet again as new high-rise development proposals continue to challenge the neighbourhood skyline. The latest proposal comes from developer Tribute Communities, seeking to replace an existing 8-storey office building at the northeast corner of Yonge and Soudan with a new 36-storey mixed-use development containing retail, commercial, and condominium uses.
Designed by Graziani + Corazza Architects, (G+C) the project at 2161 Yonge Street would rise to a height of 124 metres including a 6-metre mechanical penthouse level. The tower will sprout from a 25.7-metre-high podium, designed to meet the height of the Minto Quantum development's podium to the immediate north. The design presents a simple gridded with both glass-walled and punched window sections rising from a podium of stacked cubes.
The project would feature a double-height ground floor consisting of 603 m² of retail space occupying the full Yonge frontage, and wrapping around the Soudan frontage as well. This 6.5-metre-high level would also contain separate lobbies for the commercial and residential components above. Levels 2 through 6 are proposed to contain offices, replacing the 8,092 m² of existing commercial gross floor area (GFA) in the current 8-storey building with 8,267 m² of new office space. Replacing the existing space at a greater than 1:1 ratio, commercial space represents a sizeable percentage of the building's total 31,305 m² GFA.
