Two blocks north of Lawrence, the seven-storey Avenue & Park is set to add 36 luxury homes to Toronto's upscale Ledbury Park area. Designed by Page + Steele / IBI Group, the Stafford Developments and Greybrook Realty Partners project is now mostly sold out as the start of construction nears.

Although the sheer size of the project's suites—which range from 1,200 ft² to over 3,000 ft²—immediately sets Avenue & Park apart from most new-build Toronto condos, the spaciousness of the units is complemented by a landscaping plan that looks to emphasize the integration of outdoor space into both private and communal areas.

Appointed by MEP Design Inc., Avenue & Park's landscape program introduces new plantings and sidewalk improvements to the street level, as well as greenscaped balconies and terraces for each unit, and a generously proportioned outdoor amenity area.

In addition to the 'outdoor entertainment' terrace that runs the length of the building, the yoga room and fitness centre—designed by U31—are also configured to maximize natural light, while facing out to a more intimately scaled greenscaped outdoor space.

Like the improved sidewalk conditions on Avenue Road, the terraced massing that characterizes the project's west elevation—which meets the scale of the surrounding low-rise neighbourhood—reflects the City's planning guidelines for new development. For residents of west-facing suites, this allows for expansive terraces overlooking the quiet residential neighbourhood.

While all units feature private outdoor spaces, the project's most expansive terraces belong to the ultra-luxurious penthouse suites. Seen below, the 3,094 ft² PH4 suite is topped by a 2,355 ft² terrace, which is itself bookended by two wide beds of plantings to create further privacy. Easily larger on its own than most new Toronto condos, the penthouse terrace offers ample space for dining and play, with the space accessible via both a private elevator and a set of stairs.
