Countering the trend of shrinking condominium sizes, a new mid-rise condominium proposal for Toronto's Yorkville neighbourhood aims to build a collection of homes as large as 7,700 square feet. Submitted on behalf of property owner Davenport Pears Development Project GP Inc., the proposed 11-storey BBB Architects-designed condo development would rise at the southeast corner of Avenue Road and Pears Avenue, just north of Davenport Road.

The project's 6.2 metre-tall ground floor would feature 443 square metres (4,765 square feet) of retail space, occupying the entire Avenue Road frontage and incorporating the front portion of the heritage listed 183 Avenue Road. To the north, a residential lobby would front onto Pears Avenue, while three 2-storey townhouse units would occupy much of the ground floor and mezzanine levels of the east laneway frontage.

With a total residential gross floor area of 7,118 square metres (76,620 square feet), the proposal calls for up to 23 units. 10 units would feature two-storey layouts, no unit would be smaller than 1,200 square feet, and the approximate maximum unit size would sit at 7,700 square feet. In a rare move in the Toronto condo market, the 23 units would come in a mix of 12 two-bedroom units, 9 three-bedroom units, and 2 four-bedroom units, with no one-bedroom or bachelor units being proposed.

Due to the generous unit sizes, each with large outdoor areas, no indoor or outdoor common amenity space is included in the proposal. Most suites would get roomy balconies, while stepbacks above the 3rd, 8th, 9th and 10th floors would provide even larger terraces for other suites. Outdoor spaces will benefit from tree plantings that utilize an IMPALS (integrated modular planting and landscaping) system.

Taking advantage of the slope on the property, the project's parking is accessed at grade from the lane at the southeast corner of the building. A second parking level would sit entirely below grade, this one accessed by a ramp from the lane at the northeast corner of the building. In total, the two levels of garage would house 38 resident parking spaces, 3 visitor spaces, 21 bicycle lockers, and 2 visitor bicycle spaces.
