Phase Three of the highly touted Regent Park Revitalization Project is well underway, with ongoing demolition for the phase nearing to a close and proposals starting to pour in for the now-vacant lots. A recent submission for site plan approval, the first in Phase Three north of Dundas Street, shows plans for an 11-storey rental apartment block on Block 17N, at the southwest corner of Oak and River Streets. The Wallman Architects-designed building is a Toronto Community Housing (TCHC) initiative, and will provide 160 new rental units to the Regent Park neighbourhood.
The footprint of the structure is U-shaped, located along the perimeter of the block and encompassing a south-facing courtyard at its centre. The building varies in height, rising to 11 storeys on its eastern arm along River Street, before dropping to 6 storeys along Oak Street, and 3 storeys along Tubman Street.
The project offers a range of unit sizes, with 35 one-bedrooms, 54 two-bedrooms, 48 three-bedrooms, 16 four-bedrooms, and 7 five-bedrooms, which includes 18 townhouses on the ground floor. The building has a gross floor area of 14,870 square metres (160,000 square feet) with 360 square metres (3,875 square feet) of indoor amenities and 64 parking spaces in an underground garage.
The ground floor has two and three-storey townhouses clad in brick, above which is a multi-coloured metal panel facade with punched-in windows. Recessed bands of glazing break up the massing of the building into smaller, distinct volumes.
