One subway stop east of North York's high-density hub at Yonge and Sheppard, the Bayview Village area has been experiencing a boom in mid-rise construction for over a decade now. A dense concentration of mid-rise residential developments have risen on the blocks south of Sheppard and east of Bayview in recent years, with a handful more soon to enter the picture. The latest project to start construction in the area is Chestnut Hill Developments and Fortress Real DevelopmentsLotus Condos, a 12-storey Kirkor Architects Planners-designed condominium soon to rise from the south side of Sheppard Avenue East at Kenaston Gardens.

When we last checked in on the project in mid-August, shoring activity was just in the process of wrapping up, while excavation had just begun. In the weeks since, the shoring rigs have been replaced by shovels, and the excavation has picked up speed considerably. The most recent development at the site is the installation of a tower crane towards the north end, priming the site for the start of forming activity.

With the pit now excavated down several metres, the site's pile and lagging shoring system is much more evident along the pit's edges. Supported by vertical steel piles driven deep into the ground, timber lagging now holds back the surrounding earth, allowing crews to safely excavate without cave-ins.

With the tower crane now in place, the next steps for the project will be the completion of excavation at the south end of the site, and then work on the building's two-level, below-grade parking garage. After reaching grade, the project will begin its ascent to a height of 138 feet above Sheppard Avenue East.

When complete, Lotus will bring 244 new homes to the Bayview Village area. Residents of the development will enjoy easy access to a number of on-site amenity spaces appointed by Mike Niven Interior Design, while Bayview Station on TTC Line 4 is just across Kenaston Gardens, and Bayview Village mall is just across Sheppard.
