A full three months have transpired since our last visit to the site of VANDYK group of companiesThe Craftsman Condominium Residences in Mississauga's charming Clarkson Village area. When we last looked in on construction activity back in June, excavation for the four-storey, SMV Architects-designed condominium community was well underway. Over the summer, work has progressed significantly, with construction of the P1 and P2 levels of the underground parking garage now in full swing.

Following the completion of shoring activity—including the drilling of 340 1-metre wide concrete caissons and the installation of lagging and tieback systems on site's west and south boundaries—a dewatering system was installed along the site's northwest border. Since this system became operational, installation of two tower cranes and subsequent work on forming the below-grade structures commenced.

As the west tower crane was installed before the east crane, construction is currently furthest along on the west half of the site, where the underslab drainage system, perimeter foundation walls, interior ramp wall, and the lower P2 level have all been formed. With the P1 level now taking shape above at the site's west end, the project is expected to reach grade in the coming weeks.

A small portion of the site footprint remains to be excavated at the southeast corner of the property, expected to take place during the Fall. The bulk of activity will then shift towards the south and east sides of the site, with the below-grade structure anticipated the be structurally complete by Spring 2017.
