A recent application for Site Plan Approval is revealing new details about a mid-rise condominium development proposed at 1316-1320 Kingston Road in Scarborough. Opposite the Toronto Hunt club, the proposed development is one of a number of properties along this stretch of Kingston Road just east of the famed 'The Beach' with active applications or actual building sites. 

Now on its third version, the project from Sunrise Gate Homes was initially submitted to the City on July 15, 2014 before more recently being resubmitted for Site Plan Approval just under one year later, on July 8, 2015, in response to comments and concerns from City staff. Following a minor variance application to the Committee of Adjustment, issuance of a revised Zoning By-law that would permit the development is anticipated to be the next step.

The 30-unit condominium development with retail uses at grade—in accordance to the City of Toronto's mid-rise guidelines—is planned to rise seven storeys from the north side of Kingston Road, at the corner of Woodland Park Road, with architecture by RAW Design

In the most recent iteration of the proposal, the total gross floor area of 3,340 square metres has been reduced from the previous submission's 3,661 m2, while the height of 26.13 metres, unit count, and overall design remain unchanged.

A proposed change of parking stacker suppliers from Wohr to Klaus results in the loss of one parking space in the garage for a new total of 29 spaces. Other revisions include the change in overall amenity space, with a 6th floor indoor space increased from 48.8 square metres to 49.62 square metres. Combined with the 43.44 square metres of indoor amenity space on the P1 level, the project would have a total 93.06 square metres of indoor amenity space—55.1% more than mandated in zoning by-laws. The proposed 102.5 square metres of outdoor space would exceed mandated minimums by 70.8%—over 60 square metres above the minimum.
