With the start of construction anticipated for Fall, Madison Homes and State Building Group's 609 Avenue Road will soon enough rise 19 storeys above Avenue Road, just north of St. Clair Avenue West in Midtown Toronto's Deer Park neighbourhood. The Richmond Architects-designed condominium development will add 161 new homes to the area with sizes ranging from 510 ft² to 1,773 ft², including a number of family-sized three-bedroom suites that will give the neighbourhood's single-family housing stock a run for its money.

At the smaller end of the building's three-bedroom layouts, suite 3L offers 2 bathrooms and a washroom across a 1,179 ft² space. With north and west views on the top two residential levels, the suites offer west-facing balconies sized at approximately 211 ft². This suite also offers the options of configuring the third bedroom space as a den, extending off the spacious living space.

Stepping up in size, along with three bedrooms, layout 3K also offers 2 bathrooms and a washroom in a 1,525 ft² space. With south and west views on the upper two residential levels, this suite's configuration is more flexible, offering a third bedroom, or den, or an immense kitchen/living/dining room should the purchasers wish to enjoy the who area in one very roomy space. 3K offers three different balconies; the main 177 ft² balcony will wrap around the southwest corner, while two of the bedrooms will each boast more intimate balconies.

Sized at 1,543 ft², suites 3H and 3M have north and east east views on the top two residential floors, and feature the same three bedroom, 2 bathroom and washroom setup as the other penthouse suites shown above. The lower of the two suites features an east-facing terrace sized at 362 ft², while the upper suite will feature a 220 ft² balcony. Each also has a second 65 ft² north-facing balcony.

The 1,597 ft² suite 3D/3F layout features three bedrooms and three bathrooms. Like suites 3H and 3M, the layout is actually two models sharing a common floorplan, but with different outdoor spaces and different heights within the tower's northeast corner. On level 16, 3D features a 366 ft² terrace, while layout 3F—on levels 17 and 18offers 220 ft² balconies in the same position. Both layouts also include 30 ft² north balconies connecting to the master bedroom. This floorplan offers a choice between third bedroom or den.

Sized at 1,751 ft², suites 3J and 3N are the largest on offer at 609 Avenue Road, boasting south and east views on the top two levels. In addition to three bedrooms, 2 bathrooms and washroom, each of these suites feature ample outdoor living space. 3J features a 401 ft² terrace on the east side, while 3N offers a 260 ft² balcony in the same position. Each will also enjoy a 253 ft² balcony facing south.
