A proposal to redevelop a two-storey house-turned-commercial structure and surrounding parking lot at 4569 Kingston Road, a short distance east of Morningside Avenue in Scarborough, has been submitted to the City of Toronto. Designed by architects Onespace Unlimited, the new mixed-use building would rise 12 storeys, containing retail units fronting on to Kingston Road and residential units above.

The project would contain 47 one-bedroom units and 51 two-bedroom units, for a total of 98 new homes. Residents of these units would be served by a two-level underground parking garage containing 102 spaces, accessed via a driveway along the east side of the site. The development's massing would be pushed largely towards Kingston Road, with the first 9 levels rising flush with the north property line. Above, the massing would step back to form a smaller volume for the remaining three levels. The building steps back once more for the mechanical penthouse level above.

A smaller four-storey volume at the rear portion of the site would feature a series of terraced stepbacks to meet angular plane requirements and integrate with the existing low-rise subdivision to the southeast.

The subject site sits at the meeting point between a low-rise residential community and an active commercial stretch of Kingston Road that includes the Morningside Crossing strip mall. Current zoning would permit buildings as tall as eight storeys excluding mechanical penthouses, with the proposed height representing a 33% increase over current height regulations. The proposal would require an amendment to the existing zoning bylaw.
