While condominium towers remain the major player in Toronto's continuing housing boom, an increasing number of rental towers are being pushed forward around the city. One such tower—GWL Realty Advisors' 43 Gerrard West—is now preparing to rise from the southeast corner of Bay and Gerrard, as work progresses on the development's six-level below-grade parking garage.
When we last visited the site of the 43-storey, IBI Group Architects-designed rental apartment tower in mid-January, work was underway on the tower's foundations and the P6 parking level at the west end of the site. In the months since, much progress has been made on the 342-space garage, with construction now in progress on the P3 level.
The development will add 594 rental units to the Bay and Gerrard area, with studios, 1, 2 and 3 bedroom configurations being offered. Residents of the development will enjoy a number of amenities housed in the tower's podium, including indoor lounge spaces, screening rooms, private function areas with kitchen facilities, game rooms, a fitness centre, and a dog spa. A separate outdoor area with barbeques, fireplaces, and children's play spaces will be situated on the east side of the building. The highlight amenity space will be a two-storey ‘Skylounge’ midway up the tower's west side, offering city views, seating areas with gas fireplaces, flat screen TVs, and a kitchenette.
In addition to the density that the tower will add to the Bay and Gerrard intersection, the development's ground level retail will further enrich the area's vitality. The project is also targeting LEED Silver Certification, with a number of energy-saving features planned.
