As real estate values in Toronto continue to grow, many buyers are looking to other municipalities in the GTHA for competitive pricing within reach of the city. About 50 kilometres south of Toronto's waterfront and a short distance east of Hamilton on the QEW, a few sites in the town of Grimsby are offering the sought-after waterfront views and the outdoors-oriented lifestyles that come with them, all at a much more affordable price than comparably sized units found on the north side of the lake.
Construction is making rapid progress at one of these sites, as LJM Developments' Waterview Condominiums rises well within view of Lake Ontario's south shore on the QEW's North Service Road. The Icon Architects-designed development consists of two buildings to be built in phases. The first phase is now taking shape, and a future second phase will follow to the immediate east. The 9-storey first phase reached grade back at the end of January, and over the course of the subsequent months the first four floors have been built, with work now underway on the fifth.
At the time of our visit to the site yesterday afternoon, the hammerhead tower crane was in the process of flying concrete forms from the structurally-complete fourth level up to the in-progress fifth level. As of yesterday, formwork installation was well underway on the west side of the fifth floor slab, with crews progressing in an easterly direction.
At ground level, the double height spaces of the future retail frontage lining North Service Road is now quite evident. On the floors above, all suites in the "single loaded" first phase face north to the lake: that's the hallways on that you can see running along the south side of the building.
Residents of the completed development will have access to amenity spaces including a party room, and a fitness centre. While the vast majority of residents will enjoy views of the distant Toronto skyline across the lake from their suites, they'll also be able to take them in from the building's roof terrace. Southward views will take in the dramatic winding ridge of the Niagara Escarpment.
