Concert PropertiesThe Kip District in Etobicoke has recently opened its presentation centre, complete with an impressive model suite designed by Kelly Cray, Principal for U31. Located just steps from Kipling TTC/GO station, and situated at the heart of Etobicoke's Six Points Interchange, the future five-tower cluster promises to bring urban living to central Etobicoke, an area long-dominated by the automobile, strip malls, and wide arterial roads, and now set for a change.

Visitors to the presentation centre will be able to tour through the "C3" model suite, a 591 sq ft one bedroom + den, to be located in "One," the first-phase 28-storey tower designed by Page + Steele / IBI Group Architects. The first stop on the tour is the living space, described by Cray as a, "fresh casual interior with touches of whimsy." The overall effect is achieved in equal parts by the inclusion of hand-picked, tailored furniture, paired with a dramatic feature wall, and appropriately-sized wall-mounted storage, all of which is anchored by pleasing sight lines which make the most of the impressive view.

From here, visitors can enter the bedroom, which as hinted at in the image above, shares the same great view from the floor-ceiling windows. Designed with a more dramatic colour scheme, the bedroom is finished in a matte two-tone grey, a perfect counterbalance to the red and orange accent touches that bring a pop of colour to the room. The extended headboard doubles as a chalkboard, affording one the ability to leave notes, honey-do lists, or to explore their inner artist.

Returning to the living room, visitors can view the kitchen, available in a variety of finishes, each of which expresses a different combination of colourful backsplash tiling contrasted with a more muted choice of either white, dark, or two-tone cabinetry and stainless steel appliances. Described as a "Eurocentric linear kithchen," the availability of the two-tone cabinetry along with the bold selection pastel-coloured tiles, presents buyers with an array of fanciful options. For the less boldly-inclined, buyers need not worry, as a variety of more neutral colour schemes are available upon request.

An open-concept den makes the most out its compact size, the multi-purpose room equally useable as either an office, guest room, or hangout space. The same grey tones and accent wallpaper from the bedroom and living space are carried over, as are the colourful accent pillows and other decorative touches.

The tour finishes in the bathroom, featuring clean lines and neutral tones, used to achieve what is described as a "timeless architectural aesthetic." Careful observers will note that the same tile seen in the kitchen has been carried through into the bathroom in order to achieve a harmonious, tailored look.

Suites at The Kip District are still available, starting at just $239,000. Underlining the building's affordability, The Kip District is offering the Head Start Incentive Program, where purchasers will receive two years of waived condo fees plus a free two-year TTC pass. Kipling Station—within walking distance—has both subway and GO Trains heading for downtown, and buses heading all over Etobicoke, including express service direct to Pearson Airport.
